Compliance with the contractual terms. Everything that was indicated in the agreement – terms, area, decoration and ect. As the conditions of agreements in construction are different, check with your agreement.

Inspect surface castings, enclosed balconies, balconies and doors.  They should not contain cracks, all parts must bare firmly, not to have defects and not to let air flow (which can be determined by ear or raising a hand). Doors and windows must fit exactly, locks must work well. Pay attention that there are no stains and traces of moisture or mold, to understand whether it would be problems in the first rain or not.

Walls, ceilings, floors and decoration. Walls, ceilings and floor must be smooth, without notches, nicks, cracks, and with right corners. There must not be hollow holes, otherwise the apartment can be blown in the future. Decoration depends on specified conditions in the contract of equity construction, but it is worth considering that it is not about your tastes and design, but about the quality of work and materials.

Water supply, electricity, heat, ventilation. Check whether the all taps/pipes weep or not. Screw the bulb and check whether it is lit, check if the power outlet with the charger work, if there is enough voltage. If the acceptance is held in summer time it is difficult to check the battery, in this case you can only assesse it visually. People often forget about ventilation, but further it’s more complicated to solve this problem. Ventilation holes must be in the bathroom and kitchen, and to check them it is enough to bring a lighted match or lighted paper.

If you accept an apartment in fine finish, you must pay attention to the quality of materials and finishing works: linoleum, wallpaper, laminate and stuff that has been agreed .

It is not recommended to sign the acceptance certificate for an apartment if water supply/sewerage/electricity is not provided, since such a house can not be put into operation. And the signing of the act of acceptance before this does not guarantee you a diligent performance of work in the future. Hurrying to acquire their own living quarters as soon as possible, the owners do not pay enough attention to the quality of the new housing and conduct an inspection without due attention. And meanwhile, carrying out of reception works from the builder is one of the most important stages of construction and in no case should they be neglected. After all, this is the last opportunity to make sure that all the conditions are met from the list of works that were stipulated in the shared construction. Try to prepare carefully for the fact of reception with all the care. Take with you a copy of the agreement with the company-developer. Large construction firms issue a special inspection sheet for such purposes, if you are not given this, then ask the company representative for this type of document. Performance of a survey of the new building should be during the day, because in natural light, you can see the existing problems and inaccuracies, which are easily "hidden" from you by the light bulbs.

Legally, a construction company should update information on the construction progress on a monthly basis and provide a photo report on its website. If it fails to make updates, it is deemed as violation of the law.

Also, partnerships with government organizations and banks can serve as a good indicator of reliability. The acceptance of an object from a contractor (general contractor) is carried out by a customer in cooperation with designer and engineering supervision. After receiving a written notification from a contractor on the readiness of an object for commissioning, a customer shall carry out the acceptance of an object into operation. From the date of notification receipt from a contractor on the readiness of an object, a customer requests a declaration of conformity, statements on the quality of construction and installation works and compliance of the completed works with the project from the contractor and persons carrying out designer and engineering supervision. Within three working days from the date of a request receipt from a customer, the contractor (general contractor) and persons carrying out designer and engineering supervision provide a declaration of conformity, statements on the quality of construction and installation works and compliance of the completed works with the project or negative statements.

The designer supervision statement on compliance of the completed works with the project is the basis for providers of engineering and utility services to ensure access to the services they provide in accordance with previously issued specifications to the object design, if this does not contradict applicable standards and rules. Based on the declaration of conformity, statements on the quality of construction and installation works and compliance of the completed works with the project, a customer along with a contractor (general contractor) and persons carrying out designer and engineering supervision is obliged to check the executive technical documentation for availability and completeness, inspect and put the object into operation according to the relevant act. In case of violations of approved design decisions and state (interstate) standards, as well as in the presence of negative statements, a customer accepts an object into operation after a contractor (general contractor) eliminates the violations. Upon elimination of the identified violations, an object is put into operation in accordance with the procedure established by the Article.

Providing the customer with design (design estimates) documentation, declaration of conformity, statements on the quality of construction and installation works and compliance of the completed works with the project does not relieve the contractors performing construction and installation works and persons carrying out technical and author supervision from the responsibility for execution of design and construction activities and acceptance and commissioning of an object.

Track the notifications from a developer company: if your address has changed, you should be notified about it. In rare cases, a clause is added to the co-investment agreement, according to which if a customer did not show up for an inspection and re-inspection of an apartment, it means that s/he has no claims and complaints.

All the requirements for the constructed housing should comply with those specified in the agreement as well as with the minimum requirements to housing construction. Do not hurry to sign an act without examining an apartment carefully, in order to pick up the keys as quickly as possible. You will protect yourself and your housing in the future, reduce repair costs if you correctly approach the acceptance of an apartment and correctly fix the shortcomings. The construction company is obliged to fix all the inconsistencies between contractual obligations and actually built housing. If it fails to do so voluntarily, then it will be done through legal action.

By signing the acceptance certificate without inspection or having read it briefly, you automatically agree to fix the shortcomings of a developer yourself, if you do not assign the obligation to fix those to the construction company.

According to the first article of the Law "On Equity Participation in Housing Construction", the warranty period should be specified in the agreement. The warranty period is the time during which a developer guarantees the quality preservation of the indicators of a construction object specified in the design (design estimates) documentation, as well as possibility of operating a residential building in accordance with the co-investment agreement.

In accordance with the Law on "On Equity Participation in Housing Construction", each participant has its own range of responsibilities under the agreement.

Responsibilities of a shareholder:

• depositing funds to a bank account of a construction company;
• accepting an apartment;
• reimbursing the expenses for issuance of a technical passport and registration of ownership;
• not to conduct replanning before registration.

Project company carries out its obligations when:

• The permission for putting into operation of residential housing is received and the act on acceptance to the equity holder of appropriate share in residential house/residential building is signed.

Responsibilities of a developer:

• submitting conditional and approval documents for review;
• ensuring payment for construction work, completion of construction and an apartment provision within the specified terms;
• eliminating violations;
• maintaining the building during the warranty period in accordance with the design and estimate documentation.
